What Insurance do Mobile Homes Need?

Although there are those similarities, mobile home coverage is not a typical homeowners insurance policy. Mobile homes have a different set of risks since they are smaller than permanent foundation houses. Smaller does not mean they are unsafe, however. In fact, these homes are built to strict specifications determined by the Manufactured Home Construction and Safety Standards, commonly called the HUD Code. The property coverage is also unique since many mobile home owners do not own the actual lot, but rather lease it from a community.

Is My House a Mobile Home or a Manufactured Home?

Mobile homes constructed before 1976 are called mobile homes. In 1976, the HUD Code was established, and mobile homes built since that time are officially called manufactured homes. The terms – mobile home and manufactured home – are interchangeable in casual language. But the date your home was built is very important for insurance purposes. Modular homes are yet another type of pre-constructed house. They are usually bigger than a manufactured home, sometimes including a second floor, and they are designed to be delivered to a permanent foundation. For this reason, a modular home might fall under standard homeowner insurance.

Truly mobile homes such as RVs and campers that are intended for travel fall under a completely different insurance category. They are typically covered by auto insurance since their greatest need for protection is on the road.

Is Mobile Home Insurance a Requirement in PA?

Although Pennsylvania law does not require insurance for your mobile or manufactured home, other entities might. If you are financing your home, the lender could require insurance for the period of the loan. The manufactured home community that owns your lot might also require you to keep your home insured.

Regardless of the requirements, mobile home owners should personally consider insurance to be a necessity. If you lose your home and your personal possessions to a fire, theft, or some other damaging event, can you afford what comes next? Mobile home insurance allows you to replace your belongings, stay in a hotel or temporary residence while your home gets repaired or rebuilt, and covers your legal costs if you have any liability in the damaging event.

What Mobile Home Insurance Options are Available in Pennsylvania?

Mobile home insurance can be customized to each homeowner’s specific circumstances. Your coverage needs will depend on where your manufactured home is located, the year it was built, whether or not you have other structures attached to it, and your budget. Standard policies do not cover damage caused by earthquakes or environmental flooding. They also don’t cover the home while it is being moved, either from the manufacturer’s plant or from one lot to another.
